House Levelling in Bendigo

Level floors are the outcome. There are four different ways to get there, and they range from a few thousand dollars to more than thirty.

Which one your house needs depends entirely on why it went out of level in the first place — and on a Bendigo house that could be rotted stumps, settled ground over old workings, or reactive clay doing what it does every summer.

House levelling isn't a single job

“Relevelling”, “house levelling” and “floor levelling” all describe a result rather than a method. The house is out of level and the goal is to bring it back. What varies — enormously — is the work required to achieve that.

Two houses can present with the identical symptom, a floor dropping 40mm across a room, and need completely different work. In one, the stumps have rotted at ground line and the house has sunk onto its own bearers. In the other, the stumps are perfectly sound and the ground beneath them has moved.

The first is a stump problem. The second is a ground problem. Levelling the first costs a fraction of levelling the second, and treating the second as though it were the first means the floor drops again within a couple of seasons.

The four ways to level a house, cheapest first

No other Bendigo site publishes this ladder. It matters, because the difference between the top rung and the bottom is roughly tenfold, and the rung you need is decided by the diagnosis rather than by preference.

These are indicative ranges, not quotes, and they shift over time. What sets the actual figure is pier or stump count, access, and how far down sound ground sits — none of which can be known over the phone.

Bendigo houses have often been levelled before — badly

A 140-year-old miner’s cottage in Long Gully or Golden Square has usually had something done to it at least once. Often several times, by several different people, across several decades.

What turns up under these houses is fairly consistent. Stacked timber packers that have compressed or rotted. Bricks and half-bricks used as packing. Hardwood wedges driven in and never fixed. Concrete stumps installed alongside original timber ones, so half the house sits on 1880s red gum and half on 1970s concrete, settling at completely different rates. Old stumps that were cut off rather than removed and left in the ground to rot out beneath a bearer.

Two consequences. First, a house that has been packed repeatedly can be sitting level today and still be structurally unsupported — the packing carries the load until it doesn’t. Second, a mixed-age stump layout will keep going out of level no matter how many times it gets jacked, because the two halves of the house are moving independently.

This is the sort of thing that only shows up when someone actually gets under the house and looks, which is why a subfloor inspection comes before a quote rather than after it.

How level can an old house actually get?

This is the part that tends not to get said before someone takes a deposit.

A house that has been standing for 130 years has adjusted to being out of level. Walls have racked slightly out of plumb. Door and window openings have gone out of square, and at some point somebody planed the doors to fit the openings as they were. Plaster and cornices have cracked, been patched, and settled into a new stable position. Floorboards have taken a permanent set.

Bringing that house back to dead level does not undo any of that. It moves everything again. Doors that were trimmed to fit a leaning frame now have gaps. Plaster that had been stable for forty years cracks along its old lines. Tiled areas and cornice junctions are the usual casualties.

So the target on an old Bendigo cottage is normally not perfect level. It is structurally sound, adequately supported, and brought back towards level far enough to remove the symptoms — without forcing the building to move so far that a structural fix creates a cosmetic problem costing thousands to make good.

Anyone promising a dead-flat floor across a gold-era house without mentioning what it does to the plaster is either inexperienced or not telling you the whole thing.

Will it crack the plaster, and do we have to move out?

Cracking

Some cosmetic cracking is normal on any levelling job and should be assumed rather than hoped against. The house is being moved. Lifting is done gradually and in stages specifically to keep that to a minimum, but on old lath or lime plaster some movement will show.

Worth settling in writing beforehand: who patches, what “make good” includes, and whether painting is in scope. It very often isn’t.

Living in the house

Most levelling and restumping work is carried out from under the house, and people generally stay in place. Expect noise, vibration, temporary loss of access to parts of the floor, and periods where the house is on jacks.

Where a full restump involves large sections of floor being lifted, staying may not be practical for a few days. That should be flagged at quote stage, not discovered mid-job.

What moves the price on a levelling job

  • Method — set by the diagnosis, and the single biggest factor. It is the difference between a few thousand and thirty.
  • Stump or pier count — how many are failing, not how many exist.
  • Subfloor clearance — a house with 300mm of crawl space costs considerably more to work under than one with a metre. Gold-era cottages are frequently tight.
  • Access — narrow side access on an original goldfields block means everything in and out by hand.
  • What’s found underneath — rotted bearers, damaged joists, previous bad packing or borer damage all add scope, and none of it is visible from the street.
  • Concrete or paving over the subfloor — later additions and verandah slabs restrict where jacks and new stumps can go.
  • Make good — patching, cornice repair and painting are frequently excluded. Ask what’s in.
  • Permits and engineering — required for some methods and not others, and a real cost line either way.

How a levelling job gets worked out<

  1. Floor levels measured across the whole house. Not one room. The shape of the drop is the diagnostic information — a house sagging in the middle is a different problem from one dropping at a single corner.
  2. Subfloor inspected. Stump condition, bearer and joist condition, previous packing, moisture, ventilation, and any evidence of borer or termite activity.
  3. Cause established. Stumps, ground movement, or seasonal clay — before any method is selected.
  4. Method matched to cause, and the realistic target agreed. Including how far the house will actually be brought back, and what cosmetic effects to expect.
  5. Permits and engineering where the method requires them.
  6. Lifting carried out in stages. Gradual and sequenced so the structure stays supported and movement is spread rather than shocked.
  7. Levels re-measured and recorded on completion. With make-good scope already agreed in writing.

When levelling isn't the right move yet

When the water hasn’t been fixed. A downpipe discharging beside the house, a cracked stormwater line or a garden bed draining under the floor keeps reactive clay in a permanent swell-and-shrink cycle. Level the house first and it goes out again. Fixing the drainage is usually cheaper by an order of magnitude and has to come first.

When the movement is seasonal rather than progressive. Reactive clay moves every year in central Victoria. Some floors and cracks move on a cycle without the building progressively failing. Measuring across a season occasionally gives a better answer than acting in the first week.

When the subfloor needs repair before it can carry a lift. Jacking a house with rotted bearers or borer-damaged joists can do real damage. Timber repairs sometimes have to precede any levelling.

When the floor is out of level but nothing is wrong. Plenty of gold-era Bendigo houses sit a little out of level, structurally sound, and have done for a century. If the stumps are sound, the bearers are good and nothing is progressing, the honest recommendation is to leave it alone. Being told you don’t need the work is a valid outcome.
