Subfloor Repairs in Bendigo

Bearers, joists, ventilation and damp — the things that sit underneath every other problem in this list.

Stumps don’t usually rot for no reason. Floors don’t get bouncy on their own. In most Bendigo houses, something specific is putting water where it shouldn’t be, and the subfloor is where the evidence is.

Fix that and you often prevent the expensive job entirely. Ignore it and you’ll be paying for the same repair twice.

What a subfloor is, and why the causes live there

On a house with a suspended timber floor, the load path runs in one direction. Floorboards sit on joists. Joists sit on bearers. Bearers sit on stumps. Stumps sit in the ground.

Every symptom that shows up inside the house is a failure somewhere along that path, and where the failure is determines both the fix and the price.

  • Springy or bouncy floorboards usually point to joists — undersized, over-spanned, damaged, or with rot at the ends.
  • A localised dip or sag often means a bearer has failed, or a stump beneath it has gone.
  • A whole side dropping is more likely stumps or ground.
  • A musty smell through the house is a ventilation and moisture problem, not a flooring problem.
  • Cold floors and draughts can be insulation, but can also mean gaps opening as timber shrinks and moves.

How bearers and joists actually fail

Rarely in the middle. Almost always at the ends, and almost always where timber meets something wet or something solid.

Bearer ends over stumps. The bearer sits directly on the stump top. If water tracks down there, or the stump has been packed with something that holds moisture, the bearer end softens while the rest of the timber stays sound. It’s the single most common find under an older Bendigo house.

Joist ends at external walls. Where joists bear into or against brickwork, moisture from the wall transfers into the timber end grain. Common on brick and brick-veneer homes, and worse where external ground level has been built up over the years by paving, concrete or garden beds.

Joists notched for plumbing. Bathroom and kitchen renovations frequently involve cutting joists to run pipes. A joist notched too deep or in the wrong place loses much of its strength, which is why bouncy floors so often appear next to wet areas.

Over-spanned joists in later additions. Lean-to additions, enclosed verandahs and sleep-outs added to gold-era cottages were often built without engineering. Undersized joists spanning too far will always feel springy, and no amount of levelling changes it — the fix is additional support underneath.

Old softwood flooring. Original baltic pine and other softwood boards are common in period Bendigo housing and are more susceptible to both moisture damage and borer than the hardwood framing around them.

Subfloor ventilation — the cheap fix that prevents the expensive one

A subfloor needs cross-flow ventilation. Air has to get in one side of the house and out the other. When it can’t, moisture sits in the space, timber stays damp, and rot and borer get the conditions they need.

What blocks it, in rough order of how often it turns up:

  • Garden beds and mulch built up over the vents. Decades of topping up a garden bed eventually buries the airbricks entirely.
  • Paving, concrete and paths laid against the house at or above vent level.
  • Later additions sealing off one side. This is the big one on gold-era cottages. An enclosed verandah, lean-to or sleep-out across the back of the house cuts the cross-flow in half, and the original front vents can no longer exhaust anywhere. The house ventilated fine for eighty years and then stopped when someone built onto it in 1974.
  • Vents that were painted over during a repaint.
  • Internal walls and piers in the subfloor that break the space into compartments with no path between them.

Remedies range from clearing vents and cutting garden beds back, to installing additional airbricks, to mechanical extraction where passive ventilation genuinely can’t be achieved. The cheap end of that list is very cheap relative to replacing bearers.

Damp subfloors: it's almost always water from somewhere specific

“It’s an old house” is not a cause. When a subfloor is damp, there is normally an identifiable source, and it’s usually one of these:

  • Downpipes discharging beside the house instead of into stormwater. The most common single cause, and often the cheapest to fix.
  • Cracked or disconnected stormwater lines. Old earthenware pipe is common in period Bendigo suburbs and cracks readily with clay movement.
  • Ground falling towards the house rather than away from it, so surface water runs under the floor.
  • Leaking wet areas. A failed shower base or a slow supply leak puts water directly into the subfloor, which is why localised sag so often appears under bathrooms.
  • Air conditioner condensate draining beside a wall or straight into a garden bed against the house.
  • Watering systems running along the perimeter.

This matters more in Bendigo than in a lot of places. Reactive clay holds water and moves with it, so a single badly placed downpipe does two things at once — it rots the timber above it and it drives seasonal ground movement below it. That’s how one $200 problem turns into both a subfloor repair and a levelling job.

Rot, borer and termites — telling them apart

Three different problems that all end with soft timber, and they don’t get treated the same way.

Rot is fungal decay driven by sustained moisture. Timber goes soft, darkens, and crumbles or shears under pressure. Remove the water and rot stops. This is the great majority of what’s found under Bendigo houses.

Borer leaves small round exit holes and fine powdery dust. Several species affect Australian housing and they favour different timbers — softwood flooring and sapwood are more vulnerable than seasoned hardwood framing. Damage is usually slow, and old holes don’t necessarily mean active infestation.

Termites are a different order of problem. They work inside the timber, often leaving the surface intact, and can build mud tracks along stumps, bearers and brickwork. Damage can be extensive before anything is visible from above.

What’s safe to publish now: evidence of active insect damage found during a subfloor inspection gets flagged and referred to a licensed timber pest inspector before any structural repair is scoped. Repairing damaged timber without dealing with an active infestation is a waste of the repair.

Why subfloor repairs sometimes have to come first

A house is lifted from its bearers and joists. If those are compromised, lifting can crack, split or crush the timber doing the lifting — which turns a levelling job into a much larger repair.

So the order of operations is usually:

  1. Water source dealt with. Otherwise everything after this is temporary.
  2. Ventilation improved where the subfloor can’t dry out on its own.
  3. Damaged bearers and joists repaired or replaced so the structure can take load.
  4. Then jack and pack, restumping or underpinning as the diagnosis requires.

Occasionally the first two steps resolve enough of the symptom that the fourth becomes optional, or can reasonably wait a season while the movement is monitored. That’s a legitimate outcome and it gets said when it applies.

What subfloor repairs typically cost

What moves the figure:

  • Subfloor clearance. The dominant factor. Gold-era cottages frequently have 300 to 400mm to work in, and everything takes longer lying down.
  • Access. Narrow side access on an original goldfields block means all timber cut outside and carried in by hand.
  • Extent of damage — which genuinely isn’t known until someone is under there with a torch and a screwdriver.
  • Whether flooring has to come up from above, which adds make-good cost.
  • Propping requirements where load has to be carried temporarily.

What you can check yourself in ten minutes

None of this requires getting under the house. Walk the outside with a torch.

  • Find the vents. Count them, then check whether garden beds, paving, concrete or an added room has buried or blocked any.
  • Follow each downpipe to its end. Does it enter a stormwater drain, or stop at ground level beside the house?
  • Check the fall. Does the ground slope away from the walls, or towards them?
  • Look at external ground level against the wall. Has it been built up over the years to sit at or above floor level?
  • Where the air conditioner condensate goes. Frequently straight into a garden bed against the house.
  • Inside: walk the floor slowly. Note where it feels springy and where it dips. Wet areas and later additions are the usual spots.
  • Smell. A persistent musty smell, strongest in a cupboard or near a wall vent, is a moisture signal worth acting on.
